Our Process
Enquiry
All our properties are listed across different platforms, on our social media channels and official website. Feel free to get in touch with our team however you like, and rest assured that we will respond to your enquiry as soon as we can. We understand how important your time is.
In-person viewing
Have you already decided on the property or properties you are interested in? In that case, we can now book an in-person viewing for you. This important step will help you to confirm that the property is per your liking and is something that you saw in the virtual tour.
Decision time –
Making an offer
This is the time for you to decide and make an offer. Would you like to receive an offer? If yes, you can just email or call the property manager you have been working with to let them know that you are ready to proceed with the next step.
Application form
Our team will send you an email with our Application Form. This will
enable you to present all the vital information to make an offer. After
we have it, we will send this to the landlord for them to consider the
terms provided.
Reference process
This step involves giving you proof of affordability, recent landlord reference, and presenting us your proof of right to rent in Auckland. Once we have it, we’ll send it to the landlord for approval. Once everything is approved, the landlord will signal to us that they’re ready to proceed.
Draft tenancy
agreement
After checking the basic draft Tenancy Agreement in the earlier process, we will now create a personalized document that will include all the agreed terms of the offer for approval.
Holding deposit
We’ll email you the Holding Deposit Agreement to sign together with a copy of the draft Tenancy Agreement, allowing you to check it before making the commitment. The next step will be to pay the Holding Deposit as a commitment to take the property. This is often the equivalent of a week’s rent.
Sign tenancy agreement
and pay balance
Upon agreeing on receipt of the Tenancy Documents, we’ll send you the final version of the Tenancy Agreement to sign electronically. We will then exchange the contracts so you can have the landlord’s signed copy for your records before moving in. Also, you’ll be invoiced to pay the balance of rent and security deposit. We need cleared funds before releasing the keys.
Right to rent
and keys handover
For the final step, we’ll check all the copies supplied to you throughout the referencing process with the original copies, either via video call or in person. We now congratulate you—it’s time to move into your new home. We will personally meet you to hand over the keys, together with the Inventory Clerk, who will collect the check-in report.

FAQs
The usual requirement is one week’s rent in advance and four week’s rent as bond.
So if you were looking to rent a property for $500 a week, your move in costs would look like this:
Advance $500.00
Bond $2000.00
Total move in costs $2500.00
Where a separate water meter and account is available, the tenant pays for water usage. Otherwise, we receive the water bill on behalf of the owner and invoice the tenant as per their exact usage.
Generally, the tenant is responsible for lawn mowing and general garden care. However, it can be negotiated at the beginning of the tenancy. Tree trimming, weed spraying, and plant removal are usually the landlord’s responsibility.
Rent increases are limited to once every 12 months as per the legislation changes on 12th August 2020.
